The general investment process is as follows:

  1. Receive detailed information about the company and the project.
  2. Verify the necessary documents of the company and the project.
  3. Review the financial and business plan of the project.
  4. Choose your investment amount and the project terms.
  5. Provide your identification and the required information.
  6. Complete the investment agreement.
  7. Transfer the investment amount through the designated banking channel.
  8. Receive your investment confirmation and the necessary documents.
  9. Profit and loss are calculated from the project’s actual activity, and your share is paid according to the agreed terms.

Before investing, please verify the project, the documents, the financial information, the possible risks and the terms of the agreement before you decide.

The following documents and information are generally required:

  • Copy of your National ID (NID)
  • Passport-size photograph
  • Mobile number
  • Present and permanent address
  • Necessary bank account information
  • Nominee’s name, NID and details
  • Source-of-funds information, where required

Additional documents or information may be requested where necessary. Everything will be verified before the agreement is completed.

In addition, we maintain each investor’s investment records, agreement documents, payment records and profit and settlement records.

Depending on the project and the type of agreement, the investor will receive the necessary documents. Generally, these may include:

  • Investment agreement on Tk. 300 stamp paper
  • Money receipt / confirmation of funds received
  • Company bank cheque for security
  • Necessary company documents
  • Project profile
  • Profit distribution terms
  • Security-related documents
  • Guarantor’s necessary documents, where applicable
  • Project / asset-related documents, where applicable

Additional documents may also be provided, depending on the agreement and the type of project.

Agriculture and business projects can face losses because of market prices, production, weather, disease, transport and other circumstances. A loss in one project does not necessarily mean the whole company has made a loss — our projects and business activities are managed separately.

If a project does not achieve the expected result, we:

  • Review the project’s actual income and expenses
  • Assess the cause of the loss and the financial position
  • Discuss the matter with the investor according to the agreement
  • Where necessary, work towards a settlement or agreement

If necessary, adjusting the investor’s receivable against income from other ongoing business activities may also be discussed. Our policy is to discuss matters openly with investors on the basis of actual business accounts and to make every effort to find a solution.

In financing our business we give priority to investment-based financing over interest-based loans. One of the main reasons is our effort to avoid interest-based finance while keeping matters of halal and haram in mind. We prefer to link investment with real agricultural and business activity and to operate on a profit-and-loss-sharing basis — expanding the business through real, asset-based investment rather than interest-bearing loans.

Sun City Multi Farm Private Limited conducts real business activity — agriculture, farming, food products, stock, e-commerce and other operations. In our business principles we give importance to avoiding interest (riba) and to conducting halal business. Our goal is to share profit by taking part in the profit and loss of real business activity, rather than offering fixed interest or guaranteed returns.

However, whether a particular investment agreement is Shariah-compliant depends on its terms, risk structure, profit-and-loss distribution and the actual business structure. For a final Shariah assessment, it is advisable to consult a qualified Islamic scholar or Shariah expert.

Document verification

Before investing, interested investors may visit our office and inspect the original documents. Where needed, there will also be an opportunity to verify the registration, trade licence, TIN/VAT and other applicable information with the relevant authorities. We encourage document verification and project visits before investment, so that investors can carry out proper due diligence and make an informed decision.

Our operations and projects are carried out in different parts of Bangladesh — Gazipur, Pabna, Natore, Naogaon, Joypurhat, Dinajpur and Dhaka. Among them we have a project on about 20 bigha of land in Gazipur, operated under a 10-year agreement. If required, investors may visit the projects and verify them on site.

In addition, interested investors can visit a project in person at a pre-arranged time and check the activities and the real condition of the project.

The profit-sharing rate varies by project. In our case it is not a fixed rate of interest or a guaranteed ROI; rather, a share of profit is provided on the basis of the project’s business performance and the terms of the agreement.

  • Agriculture-based projects: depending on the project, the profit share may generally be between 3% and 5%.
  • Stock and e-commerce projects: the profit share may average around 3.5%.

Expected ROI: 18%–22%. This is an expectation only, not a promise or a guarantee, and it depends on the project’s actual business results and the terms of the agreement.

So the 3%–5% should not be taken as a guaranteed monthly ROI. Actual profit is determined by the project’s income and expenses, business performance and the terms of the relevant agreement. In short: we offer a profit share; it is not a guaranteed ROI or fixed interest.

For investments, the necessary legal and business documentation is provided, depending on the project. Where applicable, investors may receive:

  • Company cheque
  • Guarantor’s cheque
  • Agreement executed on stamp paper
  • The company’s legal documents
  • Trade licence, tax and VAT-related documents
  • Land lease / agreement documents and other project documents

Investors can verify these documents before investing. However, we do not claim that business investment carries zero risk or that profit is completely guaranteed. The outcome of an investment depends on the business activity of the respective project and the terms of the agreement.

Both company-owned and leased land are used for our projects. At present most project land is operated on long-term lease or agreement. For leased land, a written agreement is signed with the landowner, setting out the necessary terms — lease period, land area, use, lease value, renewal terms and the rights and responsibilities of both parties.

For example, about 20 bigha of land in Gazipur is used for project activity under a 10-year agreement. When an agreement ends, the lease is renewed or the project is moved to other land, depending on the project’s needs, the landowner’s consent and the terms of the agreement. If required, the lease agreement and land documents of a project may be shown to investors for verification.
